Property Due Diligence

Due diligence is the process of doing our homework on the overall investment – measuring it up against our company’s investment guiding principles, returns on investment, and exit strategies.

We review such items as the property’s current and past operating financials, the physical condition of the property’s exterior and interior, and a thorough legal inspection. We leave no stone unturned. When needed, we incorporate the expertise of building contractors, professional inspection companies, structural engineers, attorneys, and property management firms. This process takes about 30 days to complete.

Once the results of due diligence are known, a decision is made to move forward with the investment, renegotiate the terms of the investment, or not to invest at all.

Management

Once the acquisition is complete, our corporate and property management teams begin a 30 day process to take over all aspects of the property's operations.

Installation of a property management team with a proven track-record of success is the key to sustained cash flows, large profits, and significant equity build-up. From day one of the acquisition, momentum is generated by controlling the cash operations, the onsite staff, the sales and marketing, servicing the tenants, curing any deferred maintenance, and upgrading the property.

Exiting the Investment

Having an exit strategy for the investment should be critically analyzed well before the acquisition takes place. Exit strategies refer to the disposition of the property mainly through sale or refinancing.

Although the investment hold period depends on the nature of the property itself, it typically ranges from three to seven years. We devise multiple exit strategies for each property because we realize that market and economic conditions can change causing the investment’s direction and focus to shift accordingly. Staying on top of market movements keeps us ahead of the real estate cycle and allows us to make timely, profitable decisions.

Buying intelligently and conservatively allows us to refinance the property once value has been maximized, thereby returning investor capital while retaining the property to provide cash flow and continued equity build-up.
